The site

The site is within the local centre, located west of the Morrisons supermarket within the existing car park, which consists of 500 customer standard parking bays. The development will be contained within the existing built-up area and provide complementary facilities to the existing store. The site extends to approximately 0.3 hectares, consisting of 115 parking bays. A Transport Assessment has been undertaken and concludes there is sufficient parking in the proposals for the supermarket and restaurant.

The site is in an ideal location for a new restaurant, and benefits from safe, easy access from Lindsayfield Road. Surroundings to the northwest is a small parade of retail unit, inclusive of hot food takeaway and a hairdresser. To the west is the Oyster Catcher and the Morrisons Petrol Station and to the east lies the existing Morrisons Superstore and associated car parking.

There are no immediate residential neighbours, the closest housing being some 100m to the south, across Lindsayfield Avenue and 150m to the west, beyond the filling station on Rosa Burn Avenue. Any noise impacts from this proposed development will need to be considered, mitigated and minimised as required, to avoid impacting the neighbours.

Subject to planning approval, our emerging proposals would regenerate what is currently an under-utilised carparking space with an attractive and sustainable McDonald’s Drive-Thru restaurant, helping to enhance affordable food choices locally.

The creation of a new restaurant in this location would also deliver a range of local benefits, including significant investment in the local economy and the creation of approximately 120 new jobs, in a range of full and part-time positions.
